Our team, also, deal with all tenant and leasee matters, including collection of rents and maintaining accurate accounts, transferring funds and payments, assisting with enquiries, maintenance, emergencies, service of notices, appointments and periodic inspections, dealing with local housing authorities and employers, reference and credit checks, and so forth.

More specifically, our services include:

Property Management:

  • We manage both Residential and Commercial properties on either All-inclusive or Tailor-made management packages.
  • We, also, deal with periodic maintenance of properties, tendering and works schedules, consultations and agreements.
  • Our competitive rate for Property Management starts at only 2.5%

Letting Management:

  • We cover all aspects of the letting process and provide a range of services including; Marketing and Advertising, Tenant Sourcing, Viewings, Contract Preparation, Written / Photo / Video Inventories, Deposit Protection Registration & Dispute Resolution, Rent Collection, Property Inspections, Dilapidation Reports, Maintenance Works, Repairs, Tendering, and so forth.
  • Furthermore, we assist you in your obligations as a Landlord through setting up a Client Trust Account, arranging Mortgage, Insurance and Bill Payments, and providing Legal Assistance and Court Representation where needed.
  • We, also, provide a dedicated 24 hour call-out service for Landlords and Tenants.
  • We charge a flat rate commission for our Letting Management services from 12%.

Tenant Sourcing Services:

  • We vast experience in sourcing suitable tenants who, not only, can afford the accommodation but who, also, will take care of it throughout the rental term.
  • We carry out thorough vetting of all prospective tenants and insist that full references are provided.
  • Our Tenant Sourcing services start from just £195.00, including background checks and references, advertising and viewing appointments.

AST Contracts and Licences:

  • We constantly stay up-to-date with current property and rental legislation, enabling us not only to confidentially advise on such matters but, also, to prepare clear and thorough tailor-made Assured Shorthold Tenancy Agreements (AST) and Licences.
  • Contract preparation starts from £195.00

Mediation & Dispute Resolution Services:

  • We provide a comprehensive, highly professional and impartial service for mediating between parties and resolving disputes as and when they arise, without the need or expense of a solicitor.
  • Our fees are dependent upon the specific nature of the dispute and the time spent dealing with the parties to prepare and resolve the matter.

Tenancy Deposit Schemes:

  • We manage Tenant's deposits and register them with Protection Schemes under current legislation.
  • If disputes arise, we ensure that these are dealt with efficiently with all parties involved to help avoid lengthy resolution procedures.

Maintenance & Cleaning Services:

  • We employ our own maintenance and cleaning staff who undertake general repairs and servicing, cleaning and clearance, removals and furnishing of accommodation, redecoration and renovations, emergency repairs, regular inspections, periodic testing and inspections, and so forth for all managed accommodation, as required.
  • Our Maintenance and Cleaning Services are normally charged upon agreement of a Management Contract, at very competitive rates. Any necessary works beyond the provision of the contract, and for general repairs, replacements and improvements, are agreed prior to commencement of any works.
